Location Disadvantages

It is of note that many of the reasons given for the areas location disadvantages are the same as those given for its location advantages, including access and proximity. Some representative quotes include:

"Rosebank Road is becoming increasingly congested negating to some degree motorway access."

"Location compared to Port or Airport."

"Those trying to get here from South Auckland and North Shore during peak times."

This demonstrates the importance in the business location decision of finding a location that suits a particular company's needs. These needs vary widely from business to business depending on company size, company type and location of customers and staff. Businesses represented in the Rosebank area are diverse and their needs vary accordingly, however common themes are evident in the information gained.

Issues faced by local businesses that are perceived as a location disadvantage include; safe access to and from site; efficient transport link to city and other districts in the region; poor public transport services (especially for staff); cost of land; a lack of parking options and safety, transport-related issues. The location disadvantages overall are focused on transport infrastructure issues. The degree of congestion on both Rosebank Road and the north-western Motorway are daily issues that business face. Traffic volumes and the use of Rosebank Road as an arterial road by through traffic are of great concern.

Work peak hour and before and after school traffic create the congestion that adds pressure on the trading environment in the area. Congestion is cited as a result of poor planning and management by some respondents who feel that for too long this situation has been sidelined.
