Land Zoning
The availability of appropriately zoned land is not a key issue for the
Rosebank business community according to respondents. Of the few responses
received all said no to the question asking whether if zoning of land in the
area affected their location decision. This suggests that many businesses have
either expanded recently or are at sufficient capacity or possibly, as many
respondents stated, are new to the area and hence are in consolidation mode.
This correlates with questions regarding land values, which showed that
businesses are nervous about the rising cost of land values. With the area
experiencing rapid growth over the last five years, the availability of land is
now an issue for some businesses:
"Our area has no land left."
"No more land to expand to."
However, what land is available is appropriately zoned according to the
responses. This provides Auckland City with information that suggests the
District Zoning Plan meets the needs of the Rosebank business community. Some
representative quotes about whether the zoning of land is an issue include:
"No the vacant land remaining undeveloped should be kept at
industrial zoning to improve the areas infrastructure and services."
