About the area
The Fort Street area has a rich cultural and geographic
history, which the upgrade seeks to complement and enhance. The original
shoreline of the now reclaimed Commercial Bay was a hub of trade and transport
for early settlers and there are a number of historically and culturally
important buildings and locations.

The Fort Street area is the hub of the city's business district. During
the day, the area offers an increasing mix of retail, café, restaurant and
commercial activities. The area is earmarked for future development, including
the recently completed Deloittes Tower at 80 Queen Street and the recently
consented commercial office tower at 20-28 Shortland Street. We expect that more businesses will choose to locate to the area in the future.

The area connects the core CBD with the waterfront, Britomart and Beach Road.
Enhancing these key pedestrian connections into and
through the area is a key focus for the project.
As at the 2006 census there were:
4700 workers in and around the immediate project area.
That's about 7% of the 65,000 workers in the CBD. With the development of new
commercial property in the area in the future this is likely to rise
significantly.
We also know that there are many residents living close to
the project area, including in Beach Road and the University quarter.
