Lodge your application

We are required under the provision of the Building Act 2004 to approve or refuse a building consent application within 20 working days of having accepted the application.

We recognise the "clock" starting on the day the application is received and entered into our computer systems.

If we find your application does not contain all the necessary or correct details to allow us to make a proper evaluation of the proposed work, an officer will contact you for the information needed and your application will be temporarily suspended. The "clock" stops when the information is requested and restarts when the requested information is all received.

Thus the period of suspension is not counted as part of the 20 days. Therefore, it is important that you fully and accurately complete the application form and attach all information at the outset to avoid the possibility of delays during the process.

In some instances you may not be able to supply sufficient information to show that your proposed building work will meet the requirements of the Building Act 2004 and the Building Code. If so, you may have to amend your proposal or we may be unable to issue your building consent.


Applications for properties in the Auckland Isthmus

The boundaries of the Auckland Isthmus are the Waitemata Harbour to the north, the Tamaki River to the east, the suburb of Otahuhu to the south and the suburbs of Avondale and Blockhouse Bay and the Manukau Harbour to the west.

You need to ensure that you have gathered all the required information before lodging your building consent application. Details of what's required are included in the application form.

It is best to lodge your application in person so it can be checked for completeness, however you can also mail it if you prefer.
 

Visit us

For your convenience you can book an appointment on-line with a building officer to lodge your application.

A building officer will check your consent application to ensure that you have included all the required information. The cost of the consent will also be calculated at this time. Standard fees apply for the majority of applications for projects under $500,00. A deposit will be required for projects over $500,000.

Note: If you are using the on-line booking form, please note that we need a minimum of 2 working days notice to make the appointment. If you would like an appointment sooner contact us during business hours, Monday - Friday, 8.30am - 5.00pm.
 

Mail your application

If preferred you can mail your application to us. You will be contacted to confirm the fee, and whether your consent application will be accepted for lodgement or whether more information is required. If more information is required the application will be sent back to you with an explanation of what extra information is needed.

If you have not heard within 5 days of submitting your application please contact us.

Applications for properties in the Hauraki Gulf Islands

You need to ensure that you have gathered all the required information before lodging your building consent application. It is best to lodge your application in person so it can be checked for completeness, however you can also mail it if you prefer.
 

Consent lodgement for building works on Waiheke:

You need to make an appointment to see a building officer at the Waiheke service centre to lodge your application. The building officer will check your consent application to ensure that you have included all the required information.

Consent lodgement for building works on Great Barrier Island:

Lodge your application at the Great Barrier Island service centre

Alternatively take your consent application and the relevant deposit to Graham St and it will be receipted and forwarded to the relevant service centre where it will be checked. You will be contacted to confirm whether the consent application will be accepted for lodgement or whether more information is required.
 

Deposit fees for Gulf Islands:

The deposit is based on your estimated value of the work as follows

Estimated value of building work Deposit
$0 - $5000 $500
$5001 - $25000 $800
$25001 - $50000 $1000
$50001 - $100000 $1000
$100001 - $150000 $1000
$150001 - $250000 $1500
$250001 - $500000 $1500

For projects over $500,000

$1500 for first $500,000 
then add the appropriate deposit above 
for the additional estimated value

PIM deposit fee (non-refundable)
  • $175 if applied for on its own
  • $213 if applied for at the same time as a building consent

If preferred you can mail your application to us. You will be contacted within 24 hours to confirm whether the consent application will be accepted or whether more information is required. Mail to:
