Engineering requirements

The Development engineering team at council provides specialist advice and recommendations about engineering requirements for subdivision consents.

Typically, the recommendations will include conditions or consent notices covering:

  • requirements for drainage, eg public or private stormwater and wastewater drains to service the new lots
  • extensions to the public water supply systems to provide fire fighting water supplies
  • geotechnical requirements to stabilise the site prior to 224c release
  • recommendations for consent notices highlighting geotechnical information required for retaining or foundations during subsequent development of the site
  • flood protection requirements.

These are provided in the form of a report and are incorporated into the final subdivision consent.

Building consents and/or engineering approval will be required to comply with the conditions of the subdivision consent.

A 224c is a certificate we issue to the developer to confirm that the subdivision is complete and in accordance with council requirements.

At the 224c application stage, development engineers inspect the compliance of the infrastructure as required in the consent. This includes any building works such as vehicle crossing permits, as-built drawings, retaining walls, right-of-way and geotechnical completion reports.
