Business activity zones
A range of Business zones have been developed for areas of the Auckland Isthmus
with commercial and industrial activity and in which a wide mix of uses
are permitted.

Distribution of business zones
Business zones are applied to
areas to reflect a level of scale, type and intensity of activity with a certain
quality of amenity. They are also distributed on the basis of location, (such as
proximity to Residential zones) and function (retail/office emphasis through to
industrial emphasis).

Business 1-5
The District Plan provides for a
range of commercial and industrial activities in the various Business zones:
- Business 1 and 2 zones provide for small to medium scale local businesses
near residential zones
- Business 3 provides for existing areas of intensive activity outside of
the CBD (ie Newmarket and Otahuhu)
- Business 4 provides for medium intensity retail and commercial activity
- Business 5 provides for commercial and industrial activities
To
establish whether or not the activity you wish to undertake is a permitted
activity on you site, reference should be made to Clause 8.7.1 in Part
8 of the District Plan (Isthmus section). Activities which are not permitted activities will
require a resource
consent. Clause 8.7.1 also identifies activities which
require a resource consent if they exceed a defined gross floor area.
Buildings
If you are
undertaking a building project on a Business 1-5 zoned property, you must comply
with planning requirements. These requirements vary according
to the zone and are found in Part
8.7 of the District Plan (Isthmus section).
Proposed Mixed Use Zone
This zone provides for a mix of residential, business, educational and
leisure activities close to the Central Area or existing town centres with easy
access to public transport.

Business 6
This zone
provides for the operation of heavy industrial activities which
occur on the Isthmus. Refer to Part
8 of the District Plan (Isthmus section) or contact us for details.
Business 7
This zone provides for the
management and extraction of mineral resources, eg Three Kings and Mt Wellington
quarries. Refer to Part
8 of the District Plan or contact us for details.
Business 8
This zone
provides for the establishment and continued operation of comprehensively
planned business development, eg St Lukes. Refer to Part
8 of the District Plan or contact us for details.
Business 9
This zone
provides for the comprehensive appropriate re-use and revitalisation of large,
vacant, under-utilised or derelict industrial sites. Refer to Part
8 of the District Plan or contact us
for details.
Financial contributions
In doing any development in a Business zone you may be required to pay a
financial contribution. Contributions may be required for residential units,
commercial development and infrastructure and may be in land or cash as
determined by Auckland City. For further information refer to Part
4B of the District Plan or contact us.

These requirements are to ensure that activities and buildings located in business areas do not create
problems that affect other sites and the environment around them.
