Plan modifications

454 Great North Road, Arch Hill former St Josephs convent
and site
At its meeting on 13 December 2007, the council resolved to
adopt the following
plan modification 213 to the isthmus district plan following the completion of
the
statutory processes.
Proposed plan modification 213 is a plan change which
rezones approximately 1477m2 of land at 454 Great North Road, Arch Hill (known
as Lot 1 DP 30936) to mixed use, the scheduling of the former convent building
on the site as a category B item in appendix one of the isthmus section of the
district plan, and removal of the current tree scheduling on the site.
The plan change also includes the following modifications.
- That the interior of the former convent building also be
included in the scheduling which would include the following "All original
and/or reconstructed spaces, components and materials (reconstruction as per ICOMOS charter means "to be built again in original form using old or new
material").
- That the site surrounds also be protected as part of the
scheduling. The definition of protected site surrounds should be "all land
within the Certificate of Title Boundary".
Also, any additional development on this site shall be
subject to the following controls:
- no building or part of a building shall exceed a height
of RL69m LINZ datum, provided that a hipped roof may be constructed to a height
of RL72m LINZ datum.
- there shall be a building set back of 1.2m on the eastern
and western side boundaries.
The plan modification will become operative on Friday, 25
January 2008.
