Proposed plan modification 132b

Balmoral and Sandringham character overlay

Auckland City Council has prepared the following plan modification to the isthmus section of the district plan under the Resource Management Act 1991 (RMA).

Variation 132b creates new character overlay areas for the Balmoral and Sandringham town centres and extends the existing character overlay provisions contained in plan change 132 to include those new areas.

Submissions are invited on the new character overlay areas.

Places to view proposal
The plan change and background information may be viewed online free of charge or during business hours at:

  • level 11, Civic Administration Building, 1 Greys Avenue, central city
  • the reference section, Central City Library, 44-46 Lorne Street, central city
  • the Mt Albert Library, 84 St Lukes Road, Mt Albert.

Making a submission
Any person may make a submission on this proposal. Your submission must be in the format outlined in the RMA. You can print submission forms online that follow this format or get them from the places listed above.

You can lodge your submission

  • by post to Auckland City Council, Private Bag 92516 Wellesley Street, Auckland 1141 (attention: manager, inner isthmus, City Planning)
  • online (conditions apply, see this site)
  • at level 11 of the Civic Administration Building, 1 Greys Avenue, central city.

Closing date for submissions
Monday, 21 January 2009.

Taking part

The process for public participation in the consideration of a proposed plan modification under the act is as follows.

  • After the closing date for submissions, the council must prepare a summary of the submissions and this summary must be publicly notified; and
  • There must be an opportunity to make further submissions in support of, or in opposition to, the submissions already made; and
  • If a person making a submission asks to be heard in support of his or her submission, a hearing must be held; and
  • The council must give its decision on the proposal (including its reasons for accepting or rejecting submissions); and
  • Any person who has made a submission has the right to appeal the decision on the proposed plan modification to the Environment Court.
