Application one

Details

Construction and operation of a McDonald's Family Restaurant and McCafe with associated site works, drive-through facility, children's enclosed playland, parking, signage and landscaping. The operating hours are intended to be 24 hours per day, seven days per week.

The application requires resource consent for establishment of a restaurant with drive-through facility within a residential zone. The proposal also requires resource consent for infringements of the building coverage, impermeable coverage, and building in relation to boundary development controls. In addition, resource consent is required for the extent of earthworks, the width of vehicle access, and the location of an access within a defined road boundary.

Overall, the proposal is a non-complying activity.

Application two

25 Harlston Road, Mt Albert.

Details

The applicant seeks resource consent for the two-lot subdivision of the subject site and the construction of a single-level dwelling on the proposed Lot 2. The application will infringe the density control for a Residential 6a site, resulting in a density of 1:349mē, where 1:375mē is required, as such the proposal requires non complying activity consent for the density infringement. In addition, restricted discretionary activity consent is required for the stacked parking arrangement for the existing and proposed dwelling. Discretionary activity consent is required for the subdivision of the parent site. The front site (Lot 1) will be 361mē and rear site (Lot 2) will be 283mē.

Overall, the application is a non-complying activity.
