Details
Resource consent is sought for the erection of a place of
assembly following the removal of the existing place of assembly situated on the
northern part of the subject site (Lot 1 DP 87357). The footprint of the new
mosque will be 1,312m2 and it will have a maximum height of 15m above the site's
average ground level. Car parking for 92 vehicles is proposed in a basement
under the mosque and in open-air car parking. The main prayer hall will
accommodate up to 450 people.
Discretionary activity consent is required for the
development of places of assembly in the Residential 6a zone. Consent is also
required due to the extent of proposed earthworks, the removal of two oak trees
and a group of pittosporum as well as other works within the dripline of
generally protected trees surrounding the site, and not supplying an onsite
loading space. The proposal also requires discretionary activity consent for the
following development control modifications: intensity level, maximum height,
building in relation to boundary, maximum building coverage, minimum landscaped
permeable surface, maximum paved/impermeable surface, front yard set back and
landscaping, vehicular use of a residential site, screening of car parking,
inadequately sized car parks and a parking shortfall of 35 spaces.
The applicant has requested for the resource consent
application to be notified pursuant to Section 94C (1) of the Resource
Management Act (1991).
