  • 56 Broadway, Newmarket.

You can make a submission on these applications. See the end of this notice for more information on how to do this.

Application one

Site

443-445 Richardson Road.

Details

This is a retrospective application relating to an existing building and activity. Originally granted resource consent on 9 November 2004, parts of the building and site layout were not constructed in accordance with the approved plans, and the consent holder failed to comply with particular conditions of consent. As part of this application it is proposed to vary the approved plans and aspects of the activity. In addition, resource consent is required for the following reasons:

  • stack parking of vehicles in the basement
  • reduction in the width of the vehicle access to the basement
  • infringement of the building in relation to boundary rule on the southern and western boundaries.

Overall, the application is a discretionary activity.

Details

The applicant seeks resource consent to refurbish an existing commercial building. The application proposes an additional level and a new vehicle crossing providing access to a new internal parking area within the existing ground level space. The development will accommodate residential, office and retail activity. Retail space, the entrance lobby and the parking area will be provided at ground level. Levels one and two will each contain a residential unit with an outlook over Broadway and an east facing office. A single residential unit will occupy level three with a private outdoor terrace provided within the roof space of level four. The development infringes parking and access standards and development controls for activities in the Mixed Use zone relating to the location of new windows on the building and site intensity.

Overall, the application is a discretionary activity.
